First stage of M. M. M. Projektai business center, built by Mitnija, awarded BREEAM New Construction Excellent certificate

The first stage of real estate development company M.M.M. Projektai’s S7 business center on Saltoniškių street in the Žvėrynas neighborhood of Vilnius has been awarded the BREEAM New Construction Excellent certificate. This is the first award of its kind in Lithuania and the second in the Baltic countries. Since early this year, the 15,000 sq. m. building, constructed by Mitnija in 21 months, has housed the Danske Bank Global Services Center.

The Building Research Establishment Environmental Assessment Method (BREEAM) is an international standard for sustainable buildings. The procedure for evaluating a building aiming to receive a BREEAM certificate consists of two stages – the first stage, when the design solutions of the building are evaluated; and the second stage after the construction is completed, when an audit is performed and the actual certificate is issued.

According to Evaldas Savickis, the Accredited Consultant for BREEAM in Lithuania, this is one of those rare cases where the design solutions of the first building were evaluated as Very Good in the original certificate and a higher award was given after additional sustainability criteria were fulfilled during the construction process.

Prior to the awarding of the BREEAM New Construction certificate, the auditors evaluated more than 60 sustainability issues. The evaluation process for the first stage of the business center included the use of responsibly produced and safe materials, the recycling of the construction materials, a 40% lower energy consumption than is found in similar types of buildings, and the use of renewable resources. The new business center has an exceptionally low water usage − half the amount used in similar buildings. Additional criteria for the evaluation were acoustic comfort, a modern air circulation and air humidification system, natural light in the workplaces, social amenities in the building itself and near to it, and infrastructure for cyclists and users of electric vehicles.

Four office buildings are planned in the S7 Business Complex. The first building is now occupied by the Global Service Center of Danske Bank, and Mitnija is currently constructing the second and the third buildings.

The S7 Business Complex is a development by the real estate company M.M.M. Projektai. The designers are Archinova (Lithuania), Arrow and A2SM (Denmark), while the general contractor for the project is the construction company Mitnija.
